Construction began in 2023, with pre-leasing beginning in November 2023. Construction on this project completed in January 2024.
Raphael Sidelsky, the CIO of W5 Group, cited the project as a new approach to addressing housing needs. This new approach is considered a means of making more housing available, without compromising quality.
The company developed this concept based on prior experience with micro-units. Several neighborhoods in Miami were zoned for co-living in 2023, increasing the demand for these kinds of units.
Under these new zoning laws, co-living buildings can have six units at the most. Co-living rooms are bedrooms that can be no smaller than 180 sq. ft. and no bigger than 400 sq ft.
In May 2023, nearby Miami City Beach authorized a project called URBIN RETREAT, with 48 co-living apartments and 72 micro-units.
Future co-living apartments in the Wynwood area may appear in multi-use buildings. Some of these buildings feature leasable workspaces, including office and retail spaces.
Buildings with hotel space may also follow this trend. With many prime locations for apartment seekers being near popular hotel areas, this is a trend that may be common in the coming years.
